Why Working in The Highlands Is Different

The Highlands was largely built out between the 1890s and the 1940s, so the basements here are block or rubble foundation under houses that were never designed around a finished lower level. Expect walls that wander out of plumb across a run, uneven floor slabs, and a ceiling full of pipe routing added a decade at a time. There is also a rule most homeowners here do not know about. Part of the neighborhood sits inside the Cherokee Triangle Preservation District, one of a handful of local preservation districts Louisville Metro has designated, and inside one of those a change to the outside of the house can need a Certificate of Appropriateness before any work starts.

How We Work in The Highlands

Interior work is unaffected by the district, so framing, drywall, flooring and lighting run exactly as they would anywhere else. What we check first is which side of the boundary your address falls on, because anything touching an exterior opening gets designed and approved before someone starts cutting. On the walls we frame independent of the foundation with a gap for airflow, then specify moisture-resistant board on the exterior-facing runs so drywall hanging and finishing lands flat even where the block does not.
